Ealing Green Man Lane Regeneration Restarts with 400 New Homes |

Green Man Lane regeneration gets the green light to move forward.
One of West Ealing's longest-running regeneration projects is preparing to enter its final chapter. Ealing Council's cabinet approved changes to the Green Man Lane development agreement on 9 September 2026, clearing the way for Higgins Partnerships to become the new development partner for the remaining phases. Higgins will work alongside housing association A2Dominion to take the scheme forward, subject to the remaining design and planning approvals.
For residents who have watched the development evolve over many years, the decision is significant because work on the final stage has effectively been on hold since 2023.
Around 400 more homes planned for West EalingThe remaining Green Man Lane development is expected to provide around 400 additional homes. Importantly, it won't consist solely of homes for private sale. The planned tenure mix includes social rent, intermediate rent, shared ownership and open-market properties. Socially rented properties will be managed by A2Dominion, with Ealing Council continuing to nominate local households for those homes.
Intermediate-rent properties are intended to offer qualifying residents, including key workers, rents below normal market levels, while shared ownership provides another route towards home ownership. The precise future delivery arrangements remain subject to the scheme's continuing design and approval process. Why did work at Green Man Lane stop?The interruption resulted from problems affecting the previous delivery arrangements.
The final phase stalled in 2023 when contractor REAL London & South East entered administration. Rydon subsequently stepped in as guarantor to finish construction that was already underway but later told the council it was not in a position to undertake phases that had not yet started.
A2Dominion then entered discussions with Higgins Partnerships about taking over the outstanding work. Council officers carried out financial and commercial checks before the new arrangement was approved. More than 500 homes have already been completedAlthough the final stage has attracted attention because of the delay, a substantial transformation of Green Man Lane has already taken place.
The regeneration has so far delivered more than 500 new mixed-tenure homes. It has also provided a community centre, community café and a new building for St John's Primary School. Adding approximately another 400 properties would therefore bring the overall development close to 900 homes once the remaining phases are completed. The project is particularly well located for public transport, with Green Man Lane a short walk from West Ealing station and the Elizabeth line.
Higgins and A2Dominion reunite after Hanwell SquareThe two organisations taking the final phase forward have already worked together locally. Higgins Partnerships and A2Dominion previously partnered on Hanwell Square, another major Ealing Borough development, which delivered 360 mixed-tenure homes.
That previous West London project provides an established working relationship as they now turn their attention to Green Man Lane. The new development is also expected to generate wider community benefits through employment, training and skills opportunities for local residents.
When will construction restart?There is an important qualification here: approval does not mean construction immediately restarts tomorrow. The scheme will now progress through detailed design and the necessary approvals. Current reporting indicates construction could begin in late 2026 or early 2027, although the formal position is that work will commence once the necessary planning permission has been secured. So it is better to regard the September decision as removing a major obstacle to completing Green Man Lane rather than marking the physical restart of building work.
Completing a transformation years in the makingGreen Man Lane has been undergoing regeneration for many years, making completion of the final phases particularly important to the surrounding West Ealing community. The new agreement potentially resolves the uncertainty created by the collapse of the previous contractor and provides a route towards delivering hundreds of additional homes. For West Ealing, however, the significance extends beyond the headline housing number. Completing the Green Man Lane regeneration would finally bring together the new homes, school and community facilities that have gradually transformed this part of the neighbourhood — while adding hundreds more households within walking distance of West Ealing town centre and its Elizabeth line station.
